Default Need help with Al Nahda area traffic...

hello everyone,
I wanted help from people residing in Al Nahda area in Sharjah. We are planning to shift there in few days and confused on which we choose. May be somewhere around Sahara Center or opposite Sahara center near the park. I'm confused with the traffic mess around that area. I have a 3 yr old daughter who will begin school hopefully in DPS SHJ around April 2010. So need to decide which side is suitable. Hubby works in Dubai near Festival city. SO basically it all revolves around them reaching thier destination faster. I've had mixed reviews on the traffic condition prevailing there. I think people staying in and around this area have a better opinion. I hope i get a quick reply coz i need to decide this week end or so....thank you

Hi Anuja
I am an ex-Al Nahda person and must warn you that the traffic is horrendous in the mornings in that area. It takes minimum 20 minutes (& mostly longer) to clear traffic in the morning to reach Dubai border. If your husband is ready to take on the challenge of driving through the Sharjah - Dubai border, then it is fine.
My personal opinion would be why not try to shift to Ghusais Al Nahda area. This is on Dubai side and borders Sahara Mall - you would be staying in Dubai and would not face the border traffic that much, only need to deal with the spill over traffic from Sharjah side. With the rents going down, the apartments there are much more affordable.Also it is easier for your husband to access Festival City by driving down till Airport Tunnel and catching Business Bay Crossing from there.
I am not sure about the traffic on the way to DPS Sharjah but guess that it should not be bad since it is in the opposite direction to peak traffic in the mornings.

hey that was real quick Preethi :) thank you...... ya i've heard about that horrbile traffic scenario....but what if i rent a flat next to Sahara center instead on the opposite side? Will it still remain the same? If we get a 2bhk around 45k in Ghusais then no problem but otherwise we'll have to have to opt for Nahda. We also saw some residential area around DPS and other school but the options there are very limited. The plus point there is that it's just 5 min road to the school. But then besides that there is no facilities available. I'm so so so confused man ..... dont wanna make a stupid decision and get stuck in for a year. Guess i''ll still wait for some more feedbacks. Thanx again dear. Hey do lemme know if you know of some good flats in Nahda.

Hi Anuja

People get confused between Ghusais and Ghusais Al Nahda. Ghusais is where Sangeetha's restaurant and Lulu Hypermarket is there. Ghusais Al Nahda is the area around Zulekha Hospital bordering Sahara Mall. It is part of Dubai. My friend moved into a 2 bedroom apartment just behind Zulekha Hospital in this area - C A/C, Pool, Gym, 24 hrs security, apartment very spacious with balcony - for 55,000 a year. If you look around, you can get better deals now with the market rents dropping. This area is better than Sharjah Al Nahda since you do not face the border traffic.

In Sharjah Al Nahda, definitely the best area is near to Sahara Mall. I know how confusing it can be to shift homes. We did a lot of research before moving to Al Nahda but within 6 months of our moving there, traffic had increased 10 times and after 2 years, we could not take it anymore. Now we have shifted to Discovery Gardens near Jebel Ali. I had 3 friends in Al Nahda area but they have all moved to International City now.

School should not be a problem since the traffic on opposite side would not be bad in the morning but you have to check with school bus if they pick up students from Ghusais Al Nahda.

Hi Preethi,
Thanx again....our initial plans were to move around discovery gardens or international city but then schooling would be a problem coz i want Seher to go for DPS Sharjah atleast till her kindergarten. Did see some properties from Tiger construction ones near Sahara mall. Also few on the opposite side and I somehow liked the opposite side of Sahara Mall it seems to be lil lively with park and lot of facilities close by. We are going to see few flats around Ghusais as you've mentioned and will definitely inform you once we get a better deal.
As for her school pick up and drop i would prefer going myself rather than leaving her with the bus service. Dont wanna torture her with long waiting and travelling in bus at such small age unless i really have no other options. Let see if we find some good flats today.....all the best to me :)

Don't know much about schools but there is a DPS in Gardens (is it the same group as DPS Sharjah?), in case it is the same school you are looking at, you can even try Discovery Gardens, so much easier for Seher to go to school since it would be only 5 mins away and you can easily drop her to school.

Hi

I would suggest al nahda to be a good residential area. my husband works in al quoz and he takes max 45 mts (with all the traffic). It all depends on which area of al nahda you are in. We are staying opposite to sahara center.

As you have a 3 year old it would be better if you take somewhere next to the park. I also have a 3 year old daughter who will be going to school next year.

Glad to inform that we found a new flat finally :) . Its near the Nadha Park and opposite etisalat. Researched a lot before renting this one out. Looks like the traffic in this area is not the same that it used it be few mths ago. I find the surroundings good with all facilities near by. Rest now in the process of shifting. Just thought of informing since you guys helped a lot.
Ok now i need some new friends too coz i know none especially since this area is so new to me. So happy hunting to me on that now.

Hey! I am also hunting for an apartment in that area. :) where did u take up the apartment? and at what price if U dont mind. As I am also looking out for a 2bhk (plus a maid's room if one has) but need a good size drawing and dining room. and yes, traffic issue has to be seen.
Anyways, best wishes for yr new apartment!

Thank you Flyingkite. I got one near the park and opposite to Etisalat near al nahda sprmkrt. Well i saw a good 2 bhk in brand new bdlng behind the Sahara Medical center bldng too which went around 50k and 48k app. I did not go for that coz it went out of our budget. But i loved that flat too. it was very spacious and it had all facilities like gym and swimming pool etc. The bldng in which i rented a flat also has 2 bhks with a rent of 55k and 3 bhk around 60k you may wanna check that too. It also has all the facilities and its a new bldng.
As long as the traffic issues people around that area say that the traffic is not bad as it used to be some time back. Plus hubby reached AL Nahdha the other day from Dubai MArina in 30-35 mins. Well the time to move out of that area in the morning to reach Dubai border would be around 15-20 mins. We will shift on this thursday and will know the exact time required once office begins on Sunday. So i can update you on that only next week or so. Untill then happy hunting.
