Marketing Real estate Business!!!

Hi Friends,
We have real estate business in India. So far we were doing development side and gave it to third party for marketing. And apart from that it was all word to mouth business we have not put up any ads or website. Now I am thinking to market our properties Since, I have time in my hand. I know having a good website and putting up ads could be the first step..but I need Ideas on how to do that.. Please pour in your ideas..
