hi
is buying a flat in chennai worth these days...
we live in US,..
given the maintenance, tenant problems, etc etc...
is it really a worthy one to buy a flat and rent it out...
end of the day, is it really profitable..

Hi,

I'm moving to Chennai and was in the same boat as you. But there are really too many things that play into figuring out if it is worth it!

Several things that you should think about is where are you going to buy (location), price you will pay and and who will maintain the property since you are not there personally.

I think there are a lot of things to consider if it is worthwhile to spend. Property values increase, however I think apartments will decrease in value after a while, but individual landed property will maintain its value.

Just thought I'd give you my viewpointwith the hopes that it helps to think more about your choice to invest in rental property. Good luck.

I would say you should if you could. I think everyone knows the reason-cost of owning one in the future will be high.

Depends on the cost of the flat, location and your monthly rent. Also, if you have one bad tenant, that is enough to ruin your flat! If you have someone reliable to keep an eye on your flat (not a broker but a family member/friend), then it is a good option. But if your flat is in some developing area where there are also several other ppl looking to rent, you may find it harder to find a good tenant.
If this flat is for residing in after you return to India, then defnly, it is always better to buy your own place as prices will always increase steadily. If this flat is for investment purposes, I would suggest you look into it very carefully before investing as there are so many other good places to park long term investments.
