Exclamation Query regarding Patta - please clarify

Hi

I am a first time buyer to looking to buy residential land to construct house. I am looking at the Perumbakkam area. This is a resale land - the layout is CMDA approved, and now the owner has executed a sale deed to the real estate agent (the one who did the layout) to sell the land for him.

The real estate agent tells me that, the Patta is there for the entire layout, but not available for the individual land. He has applied for the individual patta, and hopes to get it in the next 1 week. I am very new and know next to nothing about Patta and related documents, and trying to get educated on the same.

Can you let me know if this scenario is fine? Or do i need to extra cautious?
Also, if you could please point me to links in this forum for a checklist of all documents needed to purchase a land, that would be greatly helpful. I've already read Shanvy's post on EC, and it was very informative.

I had given the other details to check before buying here. most of the check list has already given there by me.

Now a days you need to take the ec for 23 years. you need to check the mother documents. if there was some mortgage or anything. whether that particular plot was a agricultural land and has got permission to be put into layouts and if so if the layout approved.

do not venture in if it was a panchayat approval. you need the dtcp approval which is accepted by the cmda.and also if it can be submitted for cmda approval for getting all the other utilities easily like water (whenever corporation water comes that way) electicity and others. the need to raise the ? on cmda approval is as it is a resale plot layed in the 80.but in the 80's it was dtcp approval..so confirm that again.

I am happy that you found the details useful. it is just that i had my problems with trying to work a way around for the patta, that i could gather so much information.

Hi

I joined IL only today. I am happy to clarify, because I had purchased a few properties in Chennai, of course using professional assistance. What I have learnt is that SEPARATE PATTA for the extent of property that you are buying is essential. In its absence, you can accept Patta for the same extent of land. But this should not be very old. It pays to be conservative and cautious in purchase of plots, even if they are said to be "approved".
