Plot details needed near PSBB KK Nagar

Hi friends,

I am new to chennai.My husband got job in Chennai so we are moving to this city.

Fortunatly my son got seat in PSBB K.K nagar branch.

We want to buy a plot to construct our dream home.

Can you all please help me which areas are near to the school and affordable.

My budget is 40 lacs maximum for 2 grounds.

Please give me your valuable suggestions.

We are new to Chennai.Can you please tell me any good apartments near to the school?

How is the school academically?

I read it as a very good school in so many msg boards.As you are sending your kids can you please tell me your opinion on the school.

What is the teacher and student ratio.

Do you already have a plot near the school? If yes,then maybe 40 lacs will be enough to construct a house.But I am still doubtful since KKnagar is within the city.Maybe Chennai members will be able to help with this.

If you go more towards the outer reaches of Chennai like Tambaram,Perambur,or further down ECR(after Thiruvanmiyur),your chances of building a house within your budget will be more.But within the city,you sure can get a flat within 40 lacs.

The school is good.i like the way they teach etc.Getting rental apartments is hard in KK nagar as there is no space and with the school proximity it gets harder.
I liked the fact that the school concentrates on all round development and not only academics.

I think you are one among the few like me who has not recently been to chennai. you will have to just find land outside chennai. for 40lacs for 2 grounds. it is not to discourage you. but right now a ground in madipakkam/nanganallur- above 40lacs. nanganallur -70lacs/1crore depending.
kk nagar,no chance of 2 grounds at your budget. and by the way the construction cost starts at base min-800rs/sqft for a decent construction - anything above 1500sq.ft for .... imagine.
Chennai the land rate has just doubled/trebled or whatever number you want to use. a small duplex near kilkattalai which cost 25lacs in dec 2006 is going at 35 today. (so you calculate.)
The flat which i stay when i bought in 2000 i bought it at 560/sqft. you will not believe that the asking rate now is 3500rs. that is a 1200sq.ft flat is quoted at 40+.
There may be a stablisation of rates. but land rates going too down is a dream for most of us.....
Please be careful while investing .there are lot of fake,double documents that is double registration very much doing the rounds.
There is a mafia.. that just occupies a ground and to vacate they ask you anywhere from 5lacs....

Can you tell me how much time it will take from Neelankarai to K.K. nagar?

Sorry for the delay in reply. had been little busy. Since you are new to chennai, i would suggest, stay in chennai. watch the property pages. get yourself the latest map of chennai. or you can use mapymyindia.com. then identify places. right now distances are not looked into by lot of people. but to go to school from neelankarai to pssbb in kknagar, i am sceptical. the traffic is too heavy. if u want to stay in neelankarai (this is nearer to thiruvanmiyur,adayar,ecr road than kknagar.)

for kknagar u can try ashoknagar, vadapalani and surrounding areas like virugambakkam.

Get familiarised with the areas and then go hunting for re. otherwise it will be a big mess.
