i want to sell one land it is in my native. we are not having any documents other than the patta no. i want to collect all the documents.
what are documents required and where to collect?
i need detailed information.

these days with too many land frauds happening, it is a very lengthy process and since you have the patta, may be you can go to the office and find out if you can retrace from the patta. if you do have a copy or the survey numbers, first go for an encumberance certificate for a particular period till date..

then from there you can proceed. but just try to find out if he has any copy of the documents even hand written from good old days..

where is the land. how much. is there some backing from political front or something.

encumberance certificate is taken from the Registrar office of that place. if it is a village the VAO can help. find out if your FIL has good contacts there.

It is a very lengthy process and you need legal advice on the same. before that, i would like to know a few things to understand, has your FIL ever mortgaged that land, given power of attorney to somebody or something that was used to sell...??

no nothing happened .
it was near to Kudankulam . tirunelveli. till nobody know the exact place. but recently the govt project started ,land rate is increased . my fil cousins did that fraud. now the land is safe after legal judgement.i will reach tvl tomorrow so i will give the exact information. up to my knowledge no issues like that.
