semi-independent house at velachery

hi friends,

v r planning to buy a semi-independent house at velachery , near MRTS in the area called bhuvaneshwari nagar. is it worth buying a house there ? the builder is " subhiksha builders private limited". he has offered us Rs 3500 / sqft. is this rate normal?
how is the area? is it safe? is any1 living there right now?
how about water stagnation in velachery during rainy season?
also it seems to be having a large open bushy area nearby. will there be lot of snakes?
i would love to listen to views , both positive facts and negative facts about this place.

What is the plot size?

As far as I know That place has water logging but depends on the plot location.

Rate seems to be reasonable. But how far is it frm the main road?

it is bhuvaneashwari nagar near MRTS station . it is about 1/2 km from the main road.where r u put up?generally will velachery be fully flooded during rains?

Though Velachery is generally low lying, not all areas are like that.

The more u r away from the main road the infrastructure and amenities worsen.
Im lucky my area is absolutely dry even during cyclones

Go to the site ask the neighbours hou ur plot and surroundings were in nov2008 rains and decide.

i did ask the neighbours...they said now the ground level has been raised and hence , after rains water drains off soon. maybe during rains i think it would be worst. which area r u from ? near MRTS or near 100 ft road or somewheer else?

A Word of Caution:

My folks are in Velachery and they keep telling that Bhuvaneshwari Nagar properties have double document issues. And that's the reason the prices are relatively cheaper than other properties near by.

Please check with at least 2 different lawyers and then proceed with your purchase.

it is not only bhuvaneswari nagar, lot of areas in velachery are very much notoriously known for double documents and other types of frauds. the number of cases registered from these areas is huge with sriperumbudur coming a close second, followed by others...

I agree with natpudan and Shanthi. Most vacant lands in vijayanagar and esp Bhuvaneshwari nagar is known for double documents. Without getting the land documents including EC prior, do not pay any heavy amounts. The location is however attractive as it is close to the bus stand and MRTS station.
