Neelankarai or Mugalivakkam?

I want to buy a plot near Neelankarai beach side.
This has been my dream place for a long time.
I see that the price of a ground is very hight.
I don't know the Current price... Can somebody suggest a place close to Neelankarai preferably before toll where I can buy for 50-60 L/grd.
These days I am speculating with Mugalivakkam. What is current price in that area...
If you were in my place, which place would you choose and why? I don't have school going kid.
Can somebody throw some light on this please...

Around Mugalivakkam, the per sq.ft area of a flat will be coming around 2900/- till 3,100/-.

personally i feel there is nothing to be compared here. one is luring you because of your dream of beach front property and the other because of the new projects and buzz that is going on the ponamallee high road triangle.
so it is your call on whether it is for realizing your dream or practicality...

Since you are in chennai, i would suggest you do your scouting taking inthe ads that are flooding the property plus every saturday, also the local papers, for a better idea.
