Default Which is better investment? Land or Apartment.

Hi,

I am looking for investment opportunity in Chennai and currently lost whether to invest in an apartment or to buy a residential plot. My understanding is the apartments will be the first to get hit in a realestate downturn and land will be much more safer investment. Please advise and correct me if I am wrong.

Banu,
what you said is 100% correct.
But onething what you can see here is, if you buy an apartment, there will be an opportunity for living in own house, or u can rent it out or lease it.
In that way you can earn. Ofcourse, apartment rates may not be raised asmuch like land cost.

But in this economic slowdown, my humble advice is dont do any investment or don't go for loans, and be on safer side, just deposit in bank for some FD.

HI,
For investment purposes, dont ever put your money in flats..
Nowadays the construction is so poor and the rates seem to increase for couple of years if u a flat..but after the new-look disappears, rates will come down for sure.

Better always to invest in land for investments

You assumption is wrong. the apartments which got prices that were blown out of proportion before the bubble will come to real prices. it is not a hit.
even now, if you choose your project with proper analysis, you are not going to lose.

again, you need somebody to take care of your property. with so much illegal happenings, you need to always have an eye on your property.

List out your pros and cons. what is the return on investment you are expecting, what is the time frame that you have in mind and decide.
