There are some other type of land size verification also available Chitta Adangal Field map sketch ,if you know field map of a property alone we can complete all check when buy a property.
the sizes in ares. This can get mostly in Tamilnadu with Village Administration officer
we can know the real size of a survey number and also we can know how many times people applied for patta ,how a survey number sub divided that also we mean transected
and one tactics mostly the fake sellers do what you know, A plot may be crossed 2 or three or four survey numbers if you go for Encumbrance Certificate EC you may be get wrong information from register office , we cant find real fault , If we miss or anyone include only one survey number without any other number also we cant get right data we must very careful when get a EC must check separate survey number and also all the survey numbers .double document problems multi sale a same plot to others done by culprit like the way. only one verification method like E c alone or Patta alone or Field map alone never give good result when buy a property in tamilnadu

The same survey number, a part would have been sold and that part would later have been sold as plots, yes this is very common in chennai and tamilnadu, you definitely need to know more.

BTW, do you suppose all the maps that come with the layout are right. sometimes there are mistakes

recently i heard that one person, even built his building in his plot, later the neighbour came along to get his land measured and found an interchange. the person who built the house is now begging the neighbour to take the plot, (point to note is both are 60x40 plots.) but the neighbour is adamant.

We can list the frauds that are happening around, intentionally and unknowingly.

we need to be definitely cautios...that is one lesson that the bubble has taught people...

A little relief on the horizon..??


Saturday property plus carried an article stating that the registration of unapproved layouts will not be done..

The Tamil Nadu Government has announced through its gazette dated March 4 that the President of India has given the consent to this amendment (Act 2 of 2009). However, the date from which the new rule will come into force has not been announced yet. Between 1997 and 2007, the cancellation of sale deed without the consent of the parties to the documents was not allowed.

The reason for the above amendment is it is possible for any person selling a property to cancel the sale deed without the consent of the buyer and lands in unapproved housing plots could be registered again. There were instances when the vendor unilaterally cancelled the sale deed and the vendee had to approach the court for remedy. This form of fraudulent activity has come to the limelight in chennai in the recent bubble.

So next time, somebody is trying to offload off unapproved land, do be cautious..
