    hello there.

    2,800/- is a steal for friends avenue - r u sure? and is it all inclusive?

    if u r serious buy it. last year it went for 3,500/- and 3 months before 3,200/-

    i don't expect further fall. markets might start upward trend on real estate soon.

    Yes, I am a serious buyer. I am still doing the home work for this property. I haven't spoken to the builder directly yet, its all through my in-laws so will update with the correct figures soon.

    Does anyone know of a good school nearby to this location.

    hello junkman.

    i was in india for 2 weeks and we moved to our new home in friends avenue.

    the duplex houses have all been sold & nothing less than 3,200 / sf.

    in the same avenue there is only one apartment block - G+1 (2 + 2 flats), which is going for 2,800 / sf. 2 are available.

    schools nearby:

    velachery - dav, ashram

    tharamani - american

    iIT - vanavani, kendriya vidyalaya

    adyar / gandhi nagar - st. michaels and 3 other schools

    thiruvanmiyur - shankara

    also in selaiyur / tambaram there are schools.

    Thanks Natpudan for the info. I dropped my interests towards this as I want to see myself before buying so trying to sneak it in my next india trip during Nov/Dec.

    Currently found a plot in urapakkam so working on that.

    want to buy a flat in chennai

    hi

    We are looking to buy a flat in chennai. we are looking for a square feet price of min 2500 to max 3500/square feet and are looking for a 3bhk around 1300 to 1500 square feet. i am really confused about the area to buy. the flat we are going to buy is for living. so it must be accessible to all necessary needs such as schools,hospitals,stores etc. i would like to know how the suburbs like medavakkam,keelkattalai,porur,madipakkam will be in rainy season. will there be water logging in these areas. do these area have draingae facilities. some builders are specifying as sewage treatment plan . what it is . will there be a problem with it during rainy season. how about the ground water in these area. is there any water problem in these areas.Please the people who are staying in these areas tell whether is it good to invest in these areas what is the curretn sq feet rate. are there any good builders or constructions known by you.

    You will have lot of info on buying a property in Chennai.

    We live in Medavakkam near Senthamizh Nagar.

    There was no water logging complaints at all.

    The ground water is good.

    Choosing a builder is a unique experience. Good one for me may not be that good to you.

    Before committing after finalizing on a project, do a lot of research and then decide.

    Neha,

    It's in the range of 2,750 to 3,200, depending on locality, builder, facilities.

    We bought last June / July when market was weak. It was an independent row house on a separate plot and it was 3,250/- 14 houses in a compound.

    Now there isn't any available. All have been sold.

    thanks for the reply. is there a problem of dumping the garbage in the vacant lands of medavakkam. is there a problem of pollution from burning of garbage in medavakkam area. is there any constructions going on apart from navins,jains.in apartments containing many amenities like swimming pool,gym,meditation hall i am worried about the maintenance fee to be given every month. can u suggest me any good builders and their projects who didn't include these luxury amenities in their construction
