your abundance of knowledge amazes me. Great work.
One of my friends, here in Melb was telling me that, most of the builders these days are offering state of art facilities. How true is this comment. Do all these new developments that you are talking about really come with gym, play area, swimming pool, walking tracks, etc etc, all within the complex???
I have last visited chennai in 2005 and its been 10 years since I left the place.. so please give your val comments

all the builders i have mentioned there have all those facilities included in the apartment.

you can google for their websites and check out the layout plans, specification and everything..

Though DLF has plans to build a different approach road, God knows how long will that take to complete. 2. The area of the site is very low, totally immersed in water and hence there won't be any water issues as the water is potable, but its not great for humans due to mosquito and other insects also will have their place of breeding with humans. 3. The layout of the apartment is also not very good 4. The specifications such as the tiles and such stuff is just plain middle class specs.
Overall, the quality isn't great to the liking of many..

Thats about the info I got from my family after visiting the DLF site and gathered info.

Thanks for the info. I used to walk in this area during mornings, Ambedkar Road I mean. How good is Chaitanya Builder. Have to check in google. You know anything about this one ?

Shanthi why not come out with your self made check list ? I think it ll be very useful for our members It can be refined and we can all add points to it.

hi vidhya,

Regarding dlf location, i discussed it earlier. chaitany builders don't go by that name . they use their brand name along..shantiniketan.
so they are chaitanyashanthiniketan. there buildings are also good no nonsense style. have seen two of them one at adambakkam, another at alandur..liked both externally.

Did not understand what you meant by the check list. if you mean what to look when shopping for flats??then have to think and compile..regarding general checklist i have posted that here...

Hi,

Chaitanya is good.. I too heard about them and their buildings are unique in style. I believe they have more commercial projects than residential and one of the grade A builders according to my banker ICICI. Beyand this, I can't personally vouch for them as I haven't got any personal experience.

Hi all,

Watch out for the rates cuts in home loans. bank of india, canara bank have already cut by 50 points.

I think you can negotiate a better bargain, even with your banker.

I feel with the US fed cuts, nri's(especially US) will be looking at indian for investments be it deposits, markets, real estate.

Pozhichalur is not a investors paradise. people are still sceptical about the airport acquisition. i have a relative who had brought an unapproved for as low as 2.5lacs/ground 4 years back.

But n ow the airport plan h as been finalised..looks like pozhichalur will also pick up. i think it is 25/35lacs per 1ground depending on where the property is.

Hi all this is what is the rate for purvankara windmere project which i got in my mail yesterday. looks cheaper compared to navin's brookfield..but again navins brookefield is on the main road on the medavakkam high road..and this purvankara is near to the thoraipakkam-pallavaram high road that is c oming up...
