hi all,

With january 15th...we have entered the thai maasam (which is considered auspiscious for marriages, buying property ). so would like to list what are the new projects that have come up or ongoing...

1. L&T south city at siruseri..it is an integrated township on omr at siruseri.It is right behind the Siruseri Sipcot IT Park which has tcs, cognizant and the rest..... called eden park. The rates are RS.3600sq/ft .Eden park.

2.DLF township....Compared to Olympia, Hiranandani,mantri (they are still at 4250), they are launched at a very reasonable rate of 2800 to 3000 (which was the quote i received on mail) for phase I. and the phase i has been already completely booked and it sbeing booked by corporate clients as bulk booking.phase ii opens ..
58.5 acres land area, with 41 towers - B(car park)+G+19 floors and 3500 units

3..Purvankara's Pallikaranai Project.
(2000+ apartments in 53 acres, prelaunch price of Rs.2790/)
My guess is it is near kovilambakkam and not pallikaranai exactly..

4. lot of other builders are in to projects on these sides..

buyers are spoiled for choice....

Red face does anyone know about DLF project in OMR

Hi everybody,
I am looking to buy 3 BHK apt in Omr area. The ad from DLF appears reasonable- especially the cost for all the amenties they have listed. It appears to be a township with school, hospital etc
Has anybody booked or looked at the site- or heard details about this.
I am looking to book here and would appreciate input from anybody who knows about this. The bookings are getting filled so fast.
Are the builders like Doshi near Perungudi bettter than DLF as it is nearer to Adyar.
Anybody knows...

after looking at the property plus, today, It looks like again the re is buzzing...we have to wait to check the rates...but gst looks a preferred destination suddenly upto madurantakam....we said upto chengelpet ..now we have stretched upto madurantakam with townships coming up from reputed builders...


So who are all the builders in and around OMR.

1.Hiranandani palace
2. DLF
3.Olympia..
4. mantri synergy.
5.L&T Eden garden
6. Purva swanlake
7.Purva grandimere
8. tvh homes
9.chettinad villa
10.rajparis construction
11. metupakkam constructions.

14.there are lot of other small builders...

Can u pls post the current sqft rate in ashok nagar,espeacially the areas around Jawahar vidhyalaya

What s the sq ft rate these days there ?

Ramya,

I am not sure about ashok nagar sq.ft rate...last heard it was between 5000-7000 rs...depending on the area.

BTW, there was one flat construction going on just beside jawahar vidyalaya...2 months back when i visited....

Welcome back. I am more interested in south chennai.....Ashok nagar your new flat comes at around 60-70 base for a 2 bhk that is what a friend of mine told me, the cost goes up for more amenities.....and the choice of builder...

So have you invested in land..which areas are you looking at....

Somebody's i know has brought a flat in mandeveli at 1.85 crores for a 3 bhk 1700 sq.ft.

DLF a acquaitance has booked at 70 lacs for a 3 bhk 1700 sq.ft

Is it worth buying a flat in ram nagar,velachery..Again,this is for my friend...
Shes an NRI and has completely no idea abt the area..
Shes reluctant to proceed cuz of the waterlogging in velachery area...
Can u pls clarify abt the RAm nagar area?

Hi Ilites,

The rate per sqft in ashok Nagar is around Rs.5000-6500.

Chaitanya builder has a project in Ashok Nagar (on Dr. Amebedkar Road - next the Jain building) and he sells for Rs.4900 per sqft..I was told by a friend who booked a flat in this project about 6 months ago when the price was Rs.4600 per sqft. This is expected to complete around mid june of 2009 and they still have a couple of units available. If interested, check it out.

Well, for those who are interested in DLF project (Phase ONE) was sold out..But there are a lot of pros and cons to the DLF project. We don't worry about Pros..as it would only help us to decide. But our worry is about CONS, as it would help us to make an informed decision.
Among them, 1. the approach road towards the DLF site is not very decent, as it is thro' a Tsunami rehabilation colony aka slum clearance apartment units/buildings with people living in those raising dogs/chicken/cattle/pigs etc., not a great sight to see/enjoy. Though DLF has plans to build a different approach road, God knows how long will that take to complete. 2. The area of the site is very low, totally immersed in water and hence there won't be any water issues as the water is potable, but its not great for humans due to mosquito and other insects also will have their place of breeding with humans. 3. The layout of the apartment is also not very good 4. The specifications such as the tiles and such stuff is just plain middle class specs.
Overall, the quality isn't great to the liking of many..

Thats about the info I got from my family after visiting the DLF site and gathered info.
