I was born and brought up in Trichy, married and lived outside TN.So i always have negative perception over chennai. I was tempted and bought a luxurious 3 BHK in mumbai 6 years before (it costed me the same as of now). But after few years my father was ailing and needs treatment in chennai.His treatment was for a duration of 2 months initially so he adjusted with relative and stayed there as paying guest.He doenst want to trouble me as we were alone with kids., so doesnt accept our invitation.But the duration kept on increasing like 15 more days, 20 more..... my parents were shuttling between relative's houses. He doesnt want to rent becos he was afraid that there will be compulsion to stay in chennai itself but was anxious to go back home. That was deeprooted in my mind to get a minimum flat where our people lives nearby.
Being living in Dubai, my perception over space has reduced.Even in earlier days our relatives(including parents) they would partition their house and let it for rent keeping only head to toe space. Now that children all well settled the house became spacious too.
Call Taxi is a boon to chennai, in which we can enjoy our travel withou the tension of driving.

I'm a new user and read this thread diligently. Do you have any comments around Dugar GoldCity coming near Thiruporur on OMR?. I visited the site y'day and the project seems to be 50% complete. They quoted Rs. 2350 per sq.ft.

is it 2350/-??
When it was launched the price was 1950 for the initial and it was 2150 for a long time.
are you happy with the distance almost 40kms from madhya kailash. is it for investment or for residence.
dugar has a completed project at porur i think it is called park dugar.
This is a middle income group project, luring with the amenities that are being given by high end builders like hiranandani, olympia and the others..
so if you are looking at the MIG, then you can look at other budget homes offered at this period of time. the plan is a little let down. i would have been happy if the 934sq.ft elite had a 2.5bhk rather than a 3bhk comprising on the bedroom space. 17x10 is too small for a hall/dining, in my opinion. the UDS is also less.
There was a comparison chart made and announced by ceedeeyes when it came up with its chennaipattinam as a response to the 4page ad from dugar.
let me see if i can trace that chart. infact one of the x which was compared was dugar.
will give you details of the budget apartments that are being offered even nearer than this after seeing your reply.

Now to respond to your queries, I'm yet to meet up with the marketing team at Dugar. So I'm going by the rate quoted in the website and in their ads. I'm looking at this as an investment. Three big plusses for this project from my perspective were: Know the builder, 5 min to the Thiruporur temple and it is on OMR itself. I'm in the process of compliling the cons against the project, some of which you had alluded to.
As you had suggested I will try to educate myself about the other budget projects in this area. I will also be on the lookout for these details from your end.
I had an additional question. What is the rentability potential for projects beyond Kelambakkam? (projects like Dugar GoldCity or VijayShanthi Infinity) There are no IT parks planned in this stretch. Ofcourse there are the colleges. Any thoughts?

That was one point i wanted to discuss, if it was a investment view.
the rental in these areas will not be more than 3000 for a 2bhk and 3500/4000 for 3bhk.
there is too much surplus because most of the projects on this road are investments from nri's.
Though it is on omr, atleast 25km from sholinganallur junction...
if it is omr, then,
there is marg pusphadruma, neelkamal from real value homes, purva cosmo provident.
ceedeeyes, chennaipatnam comes inbetween fields.
there is antony builders giving you budget home in medavakkam itself.
they have another project going on in avia enclave, nanmangalam.
if you are on budget project hunting, you have hallmark coming up with some project in maraimalai nagar, xl-estates xlwoods in sriperumbudur.
xs have a sister concern called fairsquare. they have some projects in south chennai.
do your search, and list the pros and cons and then you can decide.
so what do you think. is re coming down..

Thanks Shanthi. OMR does seem to have a lot of surplus. Since I'm new to this RE space, I'm still in the process of educating myself. So I don't know if it is coming down. I was talking to someone today who is in the realty space and he was saying that after 20-30% price correction in the last year, the price drop seems to be slowing down and prices should start tightening upwards soon.!!
I have now started looking at GST road projects as well. Do you have any comments/inputs about Dhakshin city near Vandaloor. They seem to be quoting Rs. 2300 per sq.ft for a Villa!!!

this is the third time i am trying to reply to your query.
Omr definitely has surplus. what is your budget??.
heard mahindra is lauching a project inside MWC itself. (not yet done formally?) check it out too.
definitely took me a lot to find out who this dakshin is. green avenue are they the far east based builders?? or an new entity. do check them out.
i feel dakshin is their first project here. i do not have any idea about the builder.
have you checked the location. 4km inside is a long distance. though the advantage is sushil hari school and also cresent schools, with the road into thiruporur hyperactive it is a buzzing place.
so what is the land value in that area. since you say 2300for villa. if according to their plans you pick a 1500sq.ft house, you get 800 sq.ft of land (that is nothing but 55%uds only.). which is the norm for a flat too.
but advantage is it is a independent house in a community. it is just a duplex, i don't think it is going to be a villa. (do check it) or if we go by the view given, it looks more like a row house (where a wall is shared)
check out the approvals and the other things before you go ahead.
if you are looking at investment, you could buy land in these pockets. you get resale plots from guduvanchery towards chengelpet. you could get a 2400sq.ft of land anywhere from 8 lakhs to 20lakhs.
am i confusing you. just thinking loud
