I think it should not be a problem, but again i am not so comfortable with that type of buying, why dont you go for a legal consultation.

Actually, if a property has to be split into four, the land should be eligible for that type of splitting and also a cmda or other governing body approval should be there. if it is residential, all the approvals, the chitta and patta papers, and all other details are also essential.

There are lot of acquisitions going on. that is the reason it was meant left of highway, there was too much acquisitions during the time of posting.

Thanks Shanvy, I was not sure whether you were referring to the left of the Bangalore highway meaning left when we travel towards Bangalore or Chennai.

I think you are meaning the left when we travel towards Chennai from Sirprumbudur. I will watch for the acquisition as well. Thank you.

Seems like you have done quite some research in Sriperumbudur, would you have any advise on the location (you know neared to Rajiv Gandhi memorial or closer to the aiport), and going with the promoters Vs. Individuals...

Default plot cost Nanmangalam rose nagar

Hi Shanvy
This is my first post thoug i am frequent reader, thanks for all the useful information.. we got offer for 1200 sqft land with 2000sqft house in franklyn Rose nagar Nanmangalam , house is ok not very old ,broker quoting 50L. not sure what is the current rate in those areas. my mother saw that and liked it but we think price is little higher. since you have invesment in that areas ,can you share the current price,Please give some idea about this location if possible.

Hi!

We r planning to book a flat at Navin's "Merry lands" in Medavakkam adjacent to Sowmya Nagar. It is on Mambakkam main road. The area is 1517 sq.ft and the price is 3500 per sq.ft. Is the rate ok.. Does anyone have any experience about the builder. Can anyone give me some info. about the area..

Dear Ramya,

Sorry for the delay in posting a reply. AS shanthi has undergone some emergency surgery and is recovering, i am typing this info as she informed me.

Nanmangalam is right now buzzing with too many builders building here. When I brought my investment, i never expected the area to develop atleast till 3 to 4 years. but looks like i was wrong. it is just 1, 1.2 years right now, and there is too many players with both independent, and flast.

right now a 2000sq.ft with in 2 years and a land of UDS 1200 will definitely take around 45 to 50lacs depending on the construction and the materials used.

right now flats are going at 2500 to 2800 rs. sq.ft. IF you like the area pick it up. Rose nagar is in kovilambakkam right. (the right side of the road is kovilambakkam, and the left side is nanmangalam, when you go from keelkattalai.) franklyn rose nagar???- is it built by rose builders by any chance???

Do clarify will ask her for more details depending on that. Have just been to the place myself to have an area check and looks like there is tremendous development and potential with the road also being widened...

It is a upcoming area. there is a matriculation school nearby. yes that area is going at 3200-3500. navin's is a good builder (do not have personal experience but have seen few of their projecst). the flat layout usually is opitmal utilization of the space. thier brookefields on medavakkam main road near to 200ft pallavaram is also good. that is also around the same 3100/3200 mark.

I think the first flats that came up there were sowmya flats and the nagar also ended up having the same name...there is a ramco's factory there. nearby pasrn's renanscance is also coming up or almost nearing completion. do check out their rates for comaprisons.

I have read most of posts in this thread, but didn't find any info on VGP layouts. Wondering if there are any happy customers/investors in VGP Group plots?

Also how is Tindivanam for investing....you know its longterm prospects.

hi shanvy thanks for the feedback. it seems this house in nanamangalam not from builder, it is from individual. construction is not excellent. I put for 45L, let us see. Thanks for your time. pray for your speedy recovery.
