yes, apartment that have these other amenities, take around upto 5rs right now for sq.ft as maintenance. it again depends on what is your preference.

Coming to the appreciation, a independent house appreciates more because of the land value. even in a row house, the land is yours, which is not the same for apartment though you have your share of undivided share of land (UDS).

There are both die hard fans of independent and apartments. it is you who has to choose.

shanthi... if it is 5rs/sq ft maintenance means... if we go for minimum 1000 sqft house .... actually we are looking for jains builder near chinna nolumbur... my in laws are quite satisfied also... coz its near to their place also....

vahee,

chinna nolumbur has lot of builders's projects. jains are ok. not too great..but there are decent builders....even row houses as per property plus this saturday....

did you check the new GO that has reclassified certain agricultural areas as residential overruling the master plan. still have to wait and watch, looks like the master plan will not remain the same..

I personally don't have an idea about the builder. have you personally visited the place. is it very inside from the main road, by main road i mean the velachery tambaram 200ft. how much are they quoting.

Dear Shanvy,

We have found a property in Madipakkam. 1 house in the ground floor + 2 houses at the first floor. The construction is being done by SMR builders.

They are saying 3800 per SQFT. We are thinking to buy the ground floor property only which is 1500 SQFT. The area is Ganga Nagar near UTI bank in Madipakkam.

Can you please let me know your opinion on the SQFT rates?
Are we giving more money?
Is the area good?
Are there any good schools near by?
How much rent can we expect in Madipakkam?

hi shobana,

the area around uti is good. with lot of new shops coming up,that is one of the busiest area on the medavakkam main road, but water stagnates if there is too much heavy rainfall..(these days it is interesting to note, nobody worries about this, saying it is only for a week, if we adjust the whole year goes off in a breeze..)

I think 3800 is reason if it is very near to the UTI bank. Schools are in plenty in the area.the rent for a good spacious flat could be anywhere between 12k to 18k depending on the person.

but i have not heard about these builders in chennai. There is one SMR builder from hyderabad who has a very bad reputation, hope both are not the same.

if you investing 3800 why don't you check ramaniyam's govardhan, a little farther on the same main road, nearer to ganesh nagar, which is the end of madipakkam and start of kilkattalai, you have spencers, nilgiris, and a school just walkable distance. and the builder is also good.

I don't know how much he is quoting. but have seen construction has already started.

Hope am not confusing . all the best. do give me a link of the builder if u have one..let me check out his layouot.

These days i heard, there are very small players, doing good business in the madipakkam area with whoever is willing to sell their land, on a 50-50 partnership, so you may have more options, if u have somebody who can check ...

Like many other folks, I am looking to buy a plot in Sriperumbudur and I am way confused with the location. I see there are layouts near Rajiv Gandhi Memorial (Dolphin Promoters, on the left of Bangalore Highway while going from here) and there are the ones near Nokia (like Marvel Shire and NRI city).

After reading thro Benna's and Shanvy's posts, I am convinced that Sriperumbudur is a good place to invest.

hey Shanthi,

How are you? How are your kids doing? I have a question. We are in a process of buying a land in sriperambadur. My question is, the land we are buying has 4 blocks. The buyer has only one sale deed for this land. He bought the land(all 4 blocks together) and now spliting it in to four and selling. Myself and my SIL are taking 2 blocks(side by side) and other person and her relative are taking the 2 units behind us. We are going ahead with the registration first. Buyer says the original sale deed can be given only to one buyer and for others a copy of sale deed from registrar will be given. In case we dont get the original sale deed, is it ok to take the copy of the sale deed from registrar. will it affect our transaction when we want to sell the land in future. Please let me know. Thanks for your time.
