But because of a fascination and interest I just put in my observations dear. even mettupakkam foundations have some row houses i think. there are lot of small players doing duplex houses in south chennai. do check the property plus on saturday...there are lot of projects. check them and do query them here..if i have heard about them will definitely help you out. right now land rates are soaring though papers talk about re cooling. re cooling is only for the flats and high end apartments. I have not personally heard about orchid constructions. but was looking at the plan for orchid garden (Assuming you are looking at it..) it is a row house which means both share a common wall in between...and also what is the rate he is quoting...a lot depends on the rate and the materials he uses.

| Hi Shanthi, Regarding orchid construction they charge 2750 per square feet. But the square feet is 800 only. So i am not interested in it. If u know any other builders and land please let me know. |

2750/sq.ft at that place looks too highly priced. you can try purvankara windmeire for around 3000rs i suppose. but the point is you will not have choices right now. go back and check most of the listings of builders are discussed here itself. if you are interested in the 3000-3500 range you will get flat/duplex in and around the madipakkam, nanmangalam, medavakkam, sembakkam area itself. then this is possible if you are not particular about the area. i have seen you asking for tambaram area frequently. if this is your first investment, be more open, think about all the options, the schools, the hospitals everything, if you have kids and elders at home. Check out the property plus of today, there are some row houses, semi independent houses advertised in the same range.

| Hi Shanthi madam, I'm amazed by your response in this thread. I'm planning to invest on a residential land in Chennai. I looked into Chengalpattu area and right now they say the cost is 650rs/square feet.And there are plots in Tambaram I'm not sure about the exact location but heard its closer to KishKintha and cost about 750rs/square feet.I'm not sure which area to look for .Please provide your feedback.
