| Hi Shanthi, my mother saw a plot for sale through a family friend in Maraimalai nagar - gokulapuram. the price is 650/- per sq ft and the plot comes to around one ground. just want to know if the price quoted is correct for that area and also one more question, should the buyer also pay commission for the agent or only the seller has to pay. pl clarify. actually the person who showed us the plot is a family friend of ours and he is in to real estate business. in case we buy this plot through him should we give him commission. if so what will be the %. thanks lakshmi |

81 lakhs for perumbakkam main road looks too much for me. but with the isha homes, chettinad enclave projects the area has really hit the roof. the ads are just an idea on the rates, but are not too be taken too seriously. the variation for babu nagar and main road could be because of the guideline values being different. the main road could be 600rs and the other could be just 100rs. if you have a person in india, ask them to check it out. perumbakkam is a nice area.

both priyadharshini, and lcs have the same plan according to the measurements, well almost. what i want to say, is that the duplex, in the row, will each have 5ft distance on all sides with an additional footage at the front according to your plot size. this is mandatory. since most of the projects are in the 30ft lane, 5ft is enough. so they try to plan the layout this way. for a car to get into your section a 16ft in between teh houses is more than enough.and that is what is seen most of the times regarding prabhupuri, i don't know what is the cost of the project, but the area looks little inside. butthe location as such is good. my husband on his visit last week was surprised atthe development in this area. there are good schools in the area with lot of shopping areas also. what i would suggest is check out the completed projects, if possible talk to a owner about how good the builder was. most of the times these people's opinions definitely gives a weightage ofcourse as long as the complaint are in the normal range.

| Hi, We are planning to take a flat in DLF...All the features os the 3 bedroon apartment are ok with me but for the plan......it is not at all convincing.It looks like a railway compartment for me.Here sq ft is 2800.Aparment will be ready in 2010. I have another option i.e...SHEM PARK at Sholinganallur.The apartments are already built.The plan is ok.It doesn't have any amenities like DLF...So maintenance will be less.And 1sq ft is 3600.For this aparments will get ready by november .So i have option for immediate occupation.And it is very near to my husband office.I am not sure if SHEM PArk is worth.IGATE School is near by. I am not able to decide which to go for.Can anyone give your opinion...or do have any idea of any other builders in OMR. Love Sridharvijji. |

Neelangarai is a vast area. in the posh areas the ground rate that is for 2400 you may have to shell out a crore and in some areas it could be 60lacs depending on various factors. There are lot of projects going on this area. when you look at the advertised projects, they would say the area which is far from neelangarai as neelangarai itself. this is only a rough idea for you. A house/apartment could cost anywhere from 1 crore to 40lacs depending on the project, the area, the builder among other things.

OMR has too many projects going on starting at thoraipakkam towards siruseri. we have discussed few of them before also. Arihant's projects which are 4500+ right now. then you have Olympia's opaline, Akshaya homes has a project, DlF garden city, L&T Eden park,Mantri's synergy,Purvakanara projects, Hiranandani's project, Ram's Habitat at Sholingnallur, XS- at padur, Doshi's and Jain housing projects. You have too many players in this area. there is excess supply and less demand. But there is a glitch. most of the construction in this area has been delayed due to cost of labour, even shortage of labour and also water problems. DLF is a nice project. there has been cost escalation recently. there was a problem of acquisition and also the main gate entrance because of the tsunami nagar. though they say handover by 2010, i doubt if the school and other things will be operational until + 2 years. Shem Gate, yuga homes, have not heard much about the builder. if you are interested, do check out the completed projects, as one of the owners about how the builder works. check the apartments for any flaws. if there are none, then it is your call. From what you have written, i assume you have visited both the place. Apart from all this, you should feel a gut feel that this is my kind of place.. ![]()
