The other reason could be the proximity to omr,sholinghur. just check out medavakkam on wikimapia. you will understand that it a area with access into velachery and tambaram by the 200ft road, and also sholinghur and also madipakkam BTW what is the range you are seeing ??

| shanthi, i saw this NRI city in some ad. so just wanted to know more on this. shanthi, could you tell me how many sqft is one ground and how many sqft is one acre. i googled for sqft in one ground and i got many diff answer. some say 1200 sqft is one ground and some say 2400 is one ground.is one acre and one ground same. pl clarify. |

| Lakshmi, I remember giving the details in one of the posts. will repeat the same here 1 ground is 2400 sq.ft 1 acre is 43560 sq.ft approximately 18.15 grounds. 1/2 ground is 1200 sq.ft In cents 1 cent is 435 .6 cents. 5.5 cents make a ground. hope this is useful.

| Lakshmi, you are welcome. regarding buying a plot you cannot check some of the developers who are doing maintenance and all. ask your person in chennai to check but one word of caution. today one of my friends came home. we were discussing things in general. heard his sister was given an offer for 3 grounds at 14 lacs in sriperumbudur. then they had gone and seen the location everything, and were so happy that it was coming so cheap. then they just called somebody. he asked for area and the survey numbers. he said that the area comes under acquisition...and that is why the person was offloading it at that price. since it will definitely be more than the guideline value. so i just thought about you. do invest with caution. and also find out developers in the same area. if you can get the survey numbers check out the guideline value and then find out if the rate is justified.

| Hi Shanthi, The prices that I have seen for 1 Ground is ranging from 36L till 81L. 81 lakhs is for a ground near the Perumbakkam Main road. 36 lakhs somewhere in Babu nagar. Radha Nagar/Krishna Nagar --- 55 - 70L... Lot of variation. These are ads on the internet. Not sure on the dates. Are the pricing going down or going up in this area? I checked in wikimapia... Radha/Krishna nagar are 200 mts from Sholinganallur main road (not near the lake). Any info on this area will be helpful. Thanks Geetha |

| Hi, I was indeed looking at Priyadarshini Shelters. THe houses were pretty close by. The plan in the website was also too smal to know measurements. Between - does anyone here have any idea about LCS City Makers and their project in Rajakilpakkam. |
