Hi all,

Recently I bought a plot measuring approx 3400 sq ft in mudichur-manimangalam road, opp PTC quarters. I bought it from my relative and did not really know the potential of the location. I am working and living in Malaysia and planning to build a house there.

Please share with me your experience of constructing a house in Chennai and if possible please refer to me a reliable and reasonable house contractor. Also will appreciate to hear about the location's potential.

Vengaivasal is near to nanmangalam right. if so then the rateis good. how is the construction. how are the paper. the area is fine. and it looks cheap, though it depends on the distance, the quality of the construction and other things like approved and non-approved layout.

the area is ok. if it is your primary investment, you can do all the checks and proceed further..

Sathyabanu,

that area is a good one. you can build a house. but rental income may not be too good right now...if that is the purpose of construction.

Regarding construction of a house, you need to get all approvals, from the government bodies an then proceed further. you have to scout for the house contractor. with the rates sky rocking, to get a reasonable contractor and a honest one at that is definitely difficult and moreover you have not talked of your person in chennai. you cannot think of constructing without somebody who can keep check on the construction every 2 days miniimum.

Another alternative you could think is get another prospective person and have the area into joint venture. like two independent house in that area. since you have 3400 it would definitely work out to your benefit...by selling half the land, or say 1500, you still will have around 2000 sq.ft of land to build on

the construction costs are in the range of 1200+..

Anything additional info on the Kolathur area or Sri Surya Constructions? I checked with RC again, but their new flats are above budget currently. A few months back, I was not in a position to purchase.

We're still looking around, only Kolathur or Red Hills is affordable right now, other areas are too distant.

I tried finding about sri surya, no info yaar. to be frank there are around 650 builders on large to small scale that i think i may not be even knowing 50% of that.

One of my neighbours was saying that a relative had brought a double bedroom in a apartnment complex with children's park and all for 21lacs at Mogappair west. Even today's property plus carries an ad for serenity at 21 lacs +.

RC project at madhavaram milk colony is still going 18lacs to 21lacs for a 2 bedroom that is what i heard. .the building is good. but the area looks too far for me as i am more used to south chennai.

I don't know what is your budget. you can pm me the details will definitely look into projects in these areas and come back to you.

regarding what all to look into will come back in a day/two..i am making a draft..let me finetune and post it.

How are you? About the duplex house i was asking you in rajakilpakkam, we saw the photos sent by my FIL. the gap between 2 houses is really very small and i dont know how the rental thing will work out in those area. so still confused. meanwhile i was thinking that we can buy a plot now and once we r2i for good then we can sell the plot and then pool some money by getting loan and buy a apartment or duplex. need your opinion on this. i saw this property(plot) in magicbricks, NRI center city in mannur sriperumbudur and they are quoting it for 13,80,000. what is your feedback on this project. pl let me know.

We are planning to buy in Medavakkam/Perumbakkam area. I am not familiar with the area. Couple of places mentioned is called Radha nagar, Krishna nagar. If anyone is familiar with the place please let me know your thoughts, prevailing ground rate, flat rate, rental rate. Any information on the area is very helpful. Is this area more expensive than other areas in Medavakkam? I have seen a range of prices for Medavakkam, and trying to figure out what the reason is and choose the right location. Any info will be helpful. Thanks Geetha
