The prices of land in mogappair, ambattur, villivakkam, tambaram, kolathur is very exorbitant.

Sriperumbudur, tiruvallur, avadi and chengelpet is reasonable.

All areas have their plus and minus. and you zeroing in on place should depend on few things...

1. is it your primary residence
2. Area of work place
3. you have school going children
4. your budget.

Dear Vijayalakshmi,
the present price at Ambattur is nearly 1 crore for a ground (6 cents). This is from the local daily. And it is true, may be it will be more also according to the location also.
The flat builders are charging nearly 3000 pe sq.ft for flats. Just opp. to my house, an apartment complex has been constructed recenlty and they charged 3000 per sq. feet. All the 9 flats had been sold immediately. Land has become a scarcity now. Just the second house from my home is lying idle now. It is 2 grounds and I think the buyer is waiting for the prices to hike up.

With the hike in interest rates in fixed and floating and the inflation, there is going to be a real dent in the pockets of people who have already taken and who are planning to take....

we finally registered the flat in neelankarai..and starting construction..we had so many issues on getting loan .and many obstacles.Finally my brother in law..registered thru cash..

Congrats on the registration. you have moved one step above. please see that the construction agreement is clear and foolproof. Don't accept escalataion clause if permissible, and be clear on the materials to be used and also the delivery time.

Would want to know what was the issue for getting loan. since you would have registered only your UDS...what was the problem.

hi Shanvy / Beena,
I've been looking at some flats past few days, due to our limited budget, we are looking at Kolathur area flats. Also since it is somewhat close-by to Purasawalkam area as compared to Mogappair, Ambattur, etc. My in-laws are living in Purasa.. and also hubby's work is there itself.

We saw one by Sri Surya Constructions. I would like to know whether you know about them and their quality, or any feedback?

Some further general qs:
1 - Also, more generally, for new flats what is the registration + stamp duty ... as a %age of the flat value?

2 - In new flats, is this usually included within the price already or we hve to do it separately ourselves?

3 - Any pointers from you before registration? What papers/documents should we ask from the builder?


4 - Reg. payment, what %age do they take by cheque (white) and how much by cash?


We also would prefer Kelly's area but there it is mostly a bit higher than Kolathur, so hesitant.

Appreciate any inputs you can provide..

Congrats on the big step. the first step is difficult. the rest will fall well.

Kolathur is a nice area. Surya constructions i have not heard. let me check out and come back.what is the sq.ft rate they are asking.

Do compare other develpers/builder rates in the area to know whether it is in par...

Regarding points to look at, can i take a day or two and compile it for all of you and put it as a seperate thread.

So that it will be useful info for all...

Friends,

I heard about this project by Priyadharshini Shelters in Rajakilpakkam. They are constructing Duplex kind of house. Any inputs about this project?

My inlaws saw a apartment in Velachery, nearby to TCS office, walkable distance. they are charging 55L inclusive of everything. is it worth buying? we are in US currently, so wanted to know how much rent can we expect in that area. the house is 4 yrs old.
