| Thanks Shanvy for the response. Sure i did go through the posts yesterday briefly before posting my message, will do that again. I liked Ponmar as a location as viewed in Google earth and have not visited personally there yet. Looks like ponmar has increased spirally over the past few months and we may go look out for some place around tiruvallur nearer to HM factory. |

| In principe we have zero-ed in around the thiruvallur area and most likely would be visiting them by the weekend. Wikimpia unfortunately is not able to zoom and clarity of hte image is not clear. We believe this area has better appreciability factor as compared to the ponmar area. Precisely we'd be looking around the HM area such as Satyanarayana puram, balakrishna nagar etc. The price range seems to be 160-300.sq ft Will keep you posted after the visit. In the mean time, suggestions welcome !!! |

| hi ashwini, With the automobile belt increasing everyday with nissan, renault also opening their places here..it is going to be the best upcoming area of chennai, where in with the slump in it there may be a slow down in the it SEZ and other areas, that does not mean you are going to get anything cheap. Most of the places in these areas were brought by nri's who i suppose will wait till the next rise. My only concern on the whole, is the threat of acquisition. There is also a split in the govt...right now..and all of them hold huge pockets of land. And how things could change after the election. So this is what i would suggest. don't judge by the wikimapia. it is only to give you a rough idea. since you are in chennai...i know it swallows whole time..go and check a few areas and then zero on. the price looks reasonable. but you can bargain on the price only after you have seen. if you are going by the ads in the paper, just cross verify RE agents in the same vicnity for prices..and then conclude. if it is a second hand, if there are new properties, the second sale will always be less. the guideline value also could change from what is given in the website as the last registered value for that area will be the new guideline most of the time. So whether it is less or more is your luck.... I hear thiruvallur is promising. I had a offer for a area little far off from thiruvallur at 175 sq.ft. but right now we are sceptical about the real estate markets...so watching from the sidelines.. | Hi, I would suggest that if you want to invest in Tiruvallur area, you can do that. land prices in Ambattur have gone so high, from 6 lakhs to 1 crore in a matter of 2 years. And I think the same would be the case with T'vallur also. The road and rail are well connected and so it may be advisable.
