There is a discount only on flats but independent houses/semi are a rage in this area because of two reasons. the water is good. secondly, it is also nearer to the omr, it corridor and also you can easily access madipakkam,velachery which are nearby.it is coming up well. the appreciation that is seen in one year, was not what we expected till after 3 years atleast. There are lot of projects coming up in this area. before my vacation, somebody told me the going rate for a ground is around 40lacs. have not been there to know if there are any projects going on. but during my last visit, saw lot of activity going on. ASk you relatives to just visit the area...around nanmangalam. heard there are project all around.

| Ok, Back from my vacation what do i see here, there is a cooling even in our own discussion just like what is happening across chennai. RE looks bleak in omr. Though there are many projects, some mails come for a lot lesser rates than the opening amount. The water in some of the prestigious projects are not even suitable for building, that they are buying water for construction. so what will happen to the investors. With the inflation, cost of living, there is a kind of fear in the people. lot of them have started waiting in the sidelines, to grab at better opportunities. If any of you are planning to invest in flats, do bargain. (The bargain can be a marginal 20/30% less.. the builder could be forced to look at it as there is a stagnation in some projects.)

| This is my first post here. Please do not flame. We are looking for an investment in the range for 5-8 lakhs on plot and currently have shortlisted areas - guduvanchery-urapakkam (GU) areas, 4 kms from GST and 4 kms from vandalur-padappai road (approx rs. 350-475/sqft approved) and ponmar (~ rs400/sq, ft). Budget is of prime importance. Couple of questions here -- 1) Are they the good areas for invesment at the moment, considering the overall slump and potential appreciation 2) Any other areas that are worth considering within the budget (min 1800 sq.ft, approved layout) 3) any ideas on kunrathur-sriperumbudur stretch - current valuation and future scope, government's expansion plans etc 4) how is thiruvallur-sriperumbudur sector coming up and prospects I know its too much to ask for, appreciate all your inputs and pointers ! | Hi Ashwini, I did not know the meaning of flame. just looked it up and understood. Coming to your question. you please go throught the whole discussion where in we have discussed all the particular locations except maybe ponmar. Do go through all the discussions, and then we will start of from there... As I will be having a power shut down in my area, will catch the discussion after your reading. because there are few pointers also given on how to go about looking at the land, and all... hope now you don't get irritated.. And yes the RE scenarios has changed. but how much with regards to lands...is a question for discussion..will continue later....
