Procedure to buy a flat in bangalore

pls help me. I &my husbadn is trying to buy a, Ready to move in, 2 BHK flat in bangalore.We are looking for flat in areas Like Marathahalli,CV Raman Nagar, KR Puram, Bannerghatta Road, SG Palya,and electronic city.We plan to visit blore in the second week of november 2009. What all are the procedures to buy a flat. Do we need to have a family lawyer.

how much will be the registration fees. Which builders are reliable? Pls help me.I am really worried.My friend is aaranging for the Flat views in the above said areas. As we are NRI s we do not know about wat all documents is needed for homeloan for NRIs, and which bank is good for taking loan.

Below are the documents that are required from the builder:

1.Proof of ownership of the plot where that property is constructed
2.Proper sanction plans from the competant authority of that district.
3.Completion certificate and occupation certificate of the competant authority of that district.
4.Clear terms of agreement for future maintenance and it's liability afterwords.
5.Or any other documents which required by other local authorities.

Well known builders are Sobha, Mantri, Salarpuria, Brigade they are really very expensive, it depends on the the budget you are looking for.

You will also find many small builders, but before making a purchase cross check with others about the builder and the docs.

Please have your papers scrutinised by a lawyer. From my experience, this is a must in Bangalore.
